750 hybrid high-flowering dwarf trees

Dharbandora · Goa · Western Ghats
27.65 acres of managed land — a thriving orchard, year-round water, and existing infrastructure — minutes from the rhythm of Goa, worlds away from its noise.
An invitation
Surangichi Foli is a single, contiguous 27.65-acre plantation estate in Dharbandora, Goa — 2.8x the size of the average managed estate in the region. The orchard is at near-full fruiting maturity. The water runs year-round. The roads, kitchen and cottages are already in place. What remains is a vision worthy of it.
We are open to conversations across acquisition, long-form partnerships, agricultural collaboration, and wellness or hospitality development. The land sets the pace; we are looking for collaborators who can match it.
Single contiguous estate
Larger than Goa's average managed estate
Fruiting maturity across the orchard
Existing built-up infrastructure

Strategically placed
The estate sits at a central, well-connected pocket of Dharbandora — within an hour of two airports and the coast, yet held inside the Western Ghats' quiet.
NH-748 is being upgraded to a four-lane highway between Belgaum and Panaji — a structural lift to access and to value.

The setting
Surangichi Foli sits within one of India's cleanest EQI zones — air, water and forest cover increasingly rare elsewhere in the country. Timba Falls is a forty-minute drive away.
A thriving orchard
The plantation has been planted with intent — varieties chosen for climate, market, and long arcs of yield. The trees are fruiting; the soil is alive.

240 healthy Malabar-variety vines

100 exotic Goa–Maharashtra varieties

And the exotics, quietly.
Soursop (Lakshman Phal), Mangosteen, Avocado and other unusual flora share the canopy — a quiet wager on the future of premium, tropical produce in India.
October 2025 · After the monsoon
The estate just after the rains — mist still on the hills, the canopy heavy and green.
Already built
What is rare about Surangichi Foli is not just the land — it is the quiet readiness. Four high-capacity pumps and multiple natural water bodies hold the orchard through every season. The bones of hospitality are already standing.

What this could become
Surangichi Foli is large enough, quiet enough and ready enough to host long-term, sustainable visions. Some of the directions we are open to:
A canopy-shaded site for residential wellness — yoga, ayurveda, slow-food, forest immersion.
Low-density, nature-integrated villas held inside a working plantation, with shared amenity infrastructure.
A farm-to-table resort or cottage hotel — capitalising on existing kitchen, cottages and orchard.
Co-investment in produce, value-added processing, or specialty-export programs from the estate.
We are open to conversations we haven't imagined yet — projects with vision, patience, and care for the land.
